There are an adequate number of parking spaces within the property boundary to accommodate the hotel during its busiest times.
However, there are no designated disabled parking spaces or markings within the car park. The general car park area is level and constructed of tarmac. |
A designated disabled parking bay should be marked out within any parking area, within close proximity to the entrance to the property. |

There is little evidence of artificial lighting in the parking area.
|
High level lighting required for assisting patrons on entering and leaving the car park in the hours of darkness.

Access to the car park from the street is via a steep slope, approximate change in level of 1300mm over a short distance of only 3500mm. gradient of 1:4 |
Access for an independent wheelchair user is impossible under the existing circumstances.
Alternative disabled parking on the upper/street level may prove a more practicable solution. |

Pedestrian access from the car park level up to the main entrance is from 8no. stone steps, 300mm going and 150mm rise. Overall width 1160mm. There is neither nosing identification nor any handrails.
A number of lights are situated at low level, it could not be determined if these where adequate for the purpose. |
Grab rails to both side of the steps complying with BS 8300, Handrail height being 900mm above the pitch line, extend 300mm form the base and top of the stairs, have a diameter of 40mm to 50mm and be colour contrasting. Tactile surfaces to the top and bottom of the steps to assist the visually impaired are also required. |

The path from the car park steps has a 60mm change in level along its approach, constructed from 900mm wide concrete/ stone slabs. A number of these are uneven.
|
Ensure slabs are even and level, preferred width 1200mm minimum, preferred 1500-1800mm. This alteration may be determined on the disabled parking area access etc. |

Access for pedestrians from the street to the entrance is via a 1450mm wide concrete path, a small 60mm step is present at the boundary.
|
Eliminate the small step and repair areas of cracking and potential trip hazards along its length. |

Access into the building is via a flight of 6no. stone steps. The steps have cast iron handrails to either side being 1050mm high above the pitch line and 1050mm above the landing height. The steps are approximately 1500mm wide. |
The steps do not conform to BS8300 as there is no contrasting nosings, tactile surfaces or appropriate handrails.
Clearly these issues need to be addressed in order to allow the visually impaired into the building. The only difficulty in advancing these revisions is that building appears to be listed and a full planning application and building warrant is required before any changes can be made. These statutory requirements may oppose these suggestions. |

Wheelchair access is not possible at the present due to the stepped approach.
|
A chair lift is required in order to place wheelchair users at the threshold of the entrance door. |
