The entrance area of the property is accessed via a small covered entrance porch. Concrete slabs cover an area, which has a bench seat, clear width between seat and edge of slabs is 1050mm. External porch area has a clear width 890mm.

Artificial lighting is available at high level.   


This bench seat is excellent as a resting-place, as with the covered area for those waiting to enter the building etc.



Door intercom system is set 1340mm to c/l of controls.


Position of intercom station should be fixed at a height of between 900-1050mm and within 200mm of the latch side of the door being released.

The door threshold on the main entrance door is 35mm in height.  Effective door width is 820mm, greater than current ‘Building Standards (Scotland)’ minimum of 800mm for an external entrance doorway.

Door handle is a height of 1050mm.  Handle is of a lever type. The door weight is heavy for ambulant disabled persons resulting in difficulty in opening. Closing speed is also fast but with a steady speed.  


15mm is the maximum threshold if a level threshold is unavoidable.  

Adjust the setting of the door closer or fit a delayed closing type. Fitting of a vertical-horizontal grab rail on the adjoining side of the doorway to aid opening. Max door opening force should be less than 30N

A flush fitting wipe mat has been fitted, however the mat is not firm, the owners have noted that it is being replaced in the near future.

Guesthouse Communal Dining

Effective door widths of 760mm, with a clear open area within the dining room entrance. All dining tables and chairs are movable, with an effective width of 960mm.

Heights of the tables are fixed at 730mm and chairs being 460mm (without armrests). Artificial and natural lighting is good.       

Guests with limited mobility should be offered assistance, regarding self-service provision. - H
